Why Edinburgh?

The reason for choosing Edinburgh for our new design studio is simple, so we are more accessible to our clients! We cater for a wide range of customers in different sectors of the market and across the country and our new design studio is just a short walk from both Haymarket and Waverley station.

We wanted to allow for more collaboration in the design and delivery process of our projects, and the new studio allows for just that! Having a dedicated space for this allows us to meet our clients face-to-face more easily and provide a more in-person experience. 

The studio also allows Amos Beech to facilitate different ways of thinking (design expertise, project management and technical knowledge) all under one roof. It also help our staff members more options in hybrid working and helps Amos Beech to attract and retain talent

Designing our own office space at Walker Street in Edinburgh

We were conscious when designing our space at Walker Street that it had to be about more than aesthetics. It wasn’t just about how the space would look, equally important was how the space would feel. We wanted to create an office space that people felt comfortable in their surroundings and subconsciously wanted to be in. We also wanted to create a sense of belonging for the team in a place which reflects our own creativity and boosts our own culture. Many factors play a part – the colours and textures, the layout and the use of light. When used with the right intention all these elements can influence mindset, boosting motivation or creating a sense of calm accordingly.

After years of designing the right workplaces for our clients, we finally had a chance to showcase the ideologies for ourselves – practice what we preach in a sense, albeit on a small scale! The prominent Edinburgh address, the quirky basement space, and the talent to create something special all make this project a major milestone for Amos Beech as a business.

The basement is split between two main rooms. The rear catches the best natural light and therefore it made sense for this space to house the more functional workspace with desks and storage. This leaves the front of house to become a multipurpose space which includes a large communal meeting/informal working table with presentation screen alongside smaller nooks; the kitchen snug, booth seating and a sit-up island bar to encourage social interactions around the importance of good coffee! Softer surfaces and acoustic products alongside warmer colours and biophilia define and support this zone.

We have sourced inspiration from recent projects and selected products that enhance the aesthetic and divide the space without the use of walls. The enables us to showcase our suppliers by being able to physically show clients how and where the products can be utilised in the best way. We are immensely proud and excited to welcome you all to the new Amos Beech Studio and look forward to hosting many events in the near future!

Amos Beech 35th Anniversary!

Today the 1st of October 2025, Amos Beech turns 35!

 

Over the years, we have evolved from an office furniture dealer and a bulk furniture reseller/recycler to the current professional services design company with construction management expertise.

Now, we are an interior design practice with in-house workplace strategy and project management teams. We offer best-in-class design and best-in-class project management services to workplace projects all over the UK.

Timeline

  • 1 October 1990: The company was founded in Bristol by Simon James.

  • July 1993: Amos Beech rented a warehouse and offices in Grangemouth, Scotland

  • 2005: New premises built on Middlefield Road in Falkirk, so that’s 20 years already!

  • 2025: New Design Studio to be opened in Edinburgh soon! (see below)

New Design Studio in Edinburgh!

Our plan for 2025 was to establish a design studio in Edinburgh by year end. We approached Cuthbert White in April who provided us with a comprehensive list of options. After multiple viewings with James Metcalfe we decided on taking a space on Walker Street. 

Conveniently located in the West End with many of our customers and professional colleagues nearby, we are ideally placed to provide a new level of service to our clients. 

We’re pleased to welcome our customers, suppliers and partners to our space in Edinburgh where you'll find a welcome bar area with the promise of great coffee. We have a design studio and collaboration lounge with some office space in the adjacent room. We’re excited at the prospect of our team delivering best-in-class designs from this space in the coming years.

Lease or Finance Options for your Office Fit Out or Refurbishment project

Is the Cost of Office Fit Out or Refurbishment too High to Pay Upfront in Full?

Undertaking a complete refurbishment or fit out of your office can be quite costly. However, it is also necessary. The right office furniture, style, design and “feel” of the office space altogether can transform your business for the better.

In other words, postponing or cancelling the refurbishment completely is not the best option for your business.

But what are you to do when budgets are tight and your company has cash flow issues?

Meet the Perfect Financial Solution for Your Office Fit Out or Refurbishment

When budgets are tight, but the project has to be completed, you typically have three options:

  1. Bootstrap and pay everything upfront

  2. Get a loan from a bank

  3. Lease the project

Paying cash upfront is ideal if the payment won’t leave your company vulnerable. Plus, keep in mind that the total cost of the refurbishment or office fit out might exceed, the annual investment allowance (AIA) that went up from £200,000 to £1,000.000 in January 2019 and extended on April 1st 2023. Thus, you may not be able to offset the entire expense.

A bank loan can typically be paid between one and 10 years. You can deduct each payment against AIA, but the interest rates (that are subject to fluctuations) can make it hard for you to plan your finances for the long term. Plus, you run several other risks if the loan is tied to some of your crucial assets. Furthermore, a bank loan may not cover all the expenses related to your project.

A lease, on the other hand, can cover everything, from design and build to office furniture. You can also write the payments off as expenditure. And, since the payments are fixed, they are also easy to budget for. Your cash flow is protected since you don’t need a large deposit. You would lease purchase and only pay a token to transfer ownership at end of the payment plan.

The current lease conditions are quite flexible and friendly for Scottish businesses.

Why?

Because leasing is not yet as popular here as it is in the USA or other European states. However, as its popularity begins to grow, the advantages are likely to diminish.

How Leasing Unties Your Capital

Your capital is the backbone of your company. When you can’t make the investments you need, your growth is stalled. This is why it’s always a good idea to have a healthy cash flow and a healthy investment capital instead of tying it up in various assets and/or overdrafts.

Leasing your office fit out or refurbishment project can help you:

  • Stay liquid: no large initial payment means that your cash flow is not significantly affected and remains free to be invested in the next great opportunity that knocks at your door.

  • Budget accurately: unlike in bank loans, in lease financing your payments are fixed because they are not subject to interest rates. So you know exactly what you will be paying today and two years from now.

  • Keep your bank credit lines free: your bank overdrafts are unaffected, so you can always use them for investment opportunities.

  • Buy cheaper: leasing can actually be cheaper than paying for the refurbishment of your office upfront. Even if the project exceeds the annual investment allowance of £1,000,000, you can still deduct all your leasing payments.

  • Tax efficient: for private sector organisations leasing provides a highly attractive fully tax deductable solution. In addition to that the VAT is spread as it is paid on each repayment.

  • Stay flexible: the typical lease is between three and five years, but you can always opt for a personalised length of contract that fits your monthly budget and your needs.

  • Start your project quickly: bank loans and credit lines can take months to be approved. A lease financing can take as little as a few hours.

Who is it for?

  1. Public sector: by spreading the costs, the projects can be delivered as and when they are needed most.

  2. Charities: have a duty to trustees to make budgets work as hard as possible and get the VAT to spread, as most charities can’t claim the VAT back.

  3. Professions: like doctors, lawyers, accountants, dentists and vets, but also partnerships are all subject to higher rates of tax and the tax benefits need to be explored.

  4. Large Corporates: having lots of available capital doesn’t mean that you shouldn’t explore tax benefits. The available cash can then be used where it most benefits the business.

  5. SMEs: with the saved capital, new people can be recruited to grow the business.
